The CRS is worth explaining, because it does not work the way most real estate credentials do. A great many designations in this industry are earned by sitting through a class. CRS is not one of them. It has been awarded by the Residential Real Estate Council since 1977, and earning it requires two things together: advanced coursework in residential real estate, and a documented, verified record of closed transactions. You cannot study your way to it without the production, and you cannot produce your way to it without the education. That combination is the reason it is generally described as the highest credential awarded in residential sales, and the reason relatively few agents nationwide hold it. When you see CRS after an agent’s name, you are looking at proof of volume as well as training.

Rick has spent over a decade in Northern Wisconsin helping people buy and sell across the South Shore, all of it right here in the Northland. That kind of time in a single market matters. Selling a Home or Land in Ashland, Bayfield & Douglas County

When Rick lists a property, he does it as a Seller Representative Specialist (SRS). That is the credential that matters most on this side of a transaction, and it is worth knowing what stands behind the three letters. SRS is awarded by the Real Estate Business Institute, an affiliate of the National Association of REALTORS®, and it is the recognized designation in seller representation specifically. Earning it is not a matter of sitting through a class. It takes the designation course, a second approved elective, and verification from the broker of closed transactions in which the agent genuinely acted for the seller. Paired with his CRS, which carries its own documented production requirement, it means the person listing your property has been measured on results and not just attendance.

The SRS training itself is practical rather than theoretical: how to build and present a listing value proposition, how to prepare properly for the listing appointment, how to identify the likely buyer for a particular property and market to that buyer instead of to everyone, how to advise on repairs, improvements, and staging before a property goes live, and how to carry a seller through negotiation to closing. It is the seller-side counterpart to the buyer training in Rick’s ABR®, and it is the difference between an agent who puts your house in the MLS and one who has been trained to run a listing.

All of which starts with the question every seller asks first: what is it actually worth? Rick answers that with local comparable sales rather than a national estimate tool, and he has additional NAR training in pricing strategy and comparative market analysis behind it. That matters more here than it would in a subdivision downstate. A bay-view home in Washburn, a cabin on an inland lake, and forty wooded acres outside Maple are three completely different properties, and no automated valuation prices any of them well. Rick prices from what is genuinely selling nearby, in your price range, this season, and he will tell you plainly when the number you had in mind is high or when it is leaving money on the table.

Once you decide to list, Rick does the preparation himself rather than handing it off. He comes out and takes detailed notes and measurements, and makes sure the listing presents properly online. That is not a nice-to-have on the South Shore. Many buyers here are searching from outside the area, sometimes hundreds of miles away, and for them the online listing is the first showing. A property that presents poorly quietly loses those buyers before anyone ever schedules a visit.

Not every sale is a happy occasion, and Rick handles those with care. He has sold estate properties and family homes after a loss, worked with families managing more than one property at once, and listed a church parsonage that carried decades of community history, giving longtime neighbors a chance to say goodbye to the building before it changed hands.
