Built in 1913 as Dr. Dodd's Clinic
This Neoclassical brick building went up in 1913 as the clinic of Dr. J.M. Dodd, one of Ashland's most prominent early physicians and a surgeon known well beyond northern Wisconsin. He practiced here until 1920, when he moved to a larger group clinic on Chapple Avenue. The building later housed the Ashland Water Utility and, most recently, the local American Legion post.
The original character is still readable in the brickwork, the bracketed entry canopy, the cement lintels and water table, and the continuous metal cornice that wraps the building. Some window openings were modified in later decades, but the composition and detailing that made it worth documenting remain intact.
The building is not individually listed on the State or National Register of Historic Places. Buyers planning exterior changes should confirm any local requirements with the City of Ashland.
A Corner That Works for Business
Two street frontages at Main Street and Third Avenue East, with sidewalks, curb and gutter, and street lights already in place. Traffic sees you from two directions, signage has somewhere to go, and customers have a place to park thanks to the off-street lot and side entrance. Lake Superior and the Chequamegon Bay waterfront are a few blocks north.
Corner exposure in a walkable downtown is the part of a commercial property you cannot add later. Everything else in the building is a decision you get to make.
Two Full Levels of Usable Space
The main level runs roughly 1,344 square feet and is already divided into several office spaces plus an open room, along with a full kitchen, two restrooms, and a side entrance with storage. The layout works as-is for an office or service business, and the walls are light enough to open up if you want one large room instead.
Below that, the full lower level adds the same footprint again in workspace and storage, along with a bathroom, a sink, two showers, and an additional half bath. Four baths total across the building is unusual at this size and price.
Utilities and Systems Already In Place
Fiber optic internet, city water and sewer, and Xcel Energy power. Heat is a natural gas hot water boiler, with ductless mini splits handling cooling. Brick exterior over frame and brick construction, rubber and asphalt shingle roof, poured concrete foundation, and eight to ten foot ceilings on the main level.
These are the expensive systems. Having them in working order is the difference between a building you can occupy and a building you have to rebuild.
Accessible Entry to the Main Level
A wheelchair ramp serves the side entrance off the parking lot, with doorways 36 inches and wider and grab bars in the main level bathroom. For a customer-facing or public-serving use, having an accessible route already built is a meaningful head start. Buyers planning a public use should verify current accessibility requirements for their specific occupancy.
Property Highlights
1,344 +/- Sq Ft Main Level Plus Full Lower Level
Single-story brick building on a 50 x 100 corner lot, approximately 0.12 acres, in the heart of downtown Ashland County. Main level measures roughly 32 by 42 feet. The full lower level below adds comparable square footage in workspace and storage.
Kitchen, Four Baths, and Storage Throughout
Full kitchen on the main level with gas range, vent hood, and stainless sinks. Two restrooms on the main level, plus a bathroom with sink and two showers downstairs and an additional half bath. Storage runs through both levels, including off the side entrance.
Off-Street Parking on a Walkable Block
Gravel driveway and off-street parking alongside the building, with public sidewalk on both street frontages and street lighting. Paved city streets, curb and gutter, and storm sewer. Downtown foot traffic, highway access, and the Lake Superior shoreline all within a few blocks.
Financing, Taxes, and Terms
Cash, conventional, and Small Business Administration financing considered, which opens this building to owner-operators using SBA programs rather than only cash buyers. 2025 taxes were $2,151.35. Parcel 201-01624-0000, City of Ashland, Ashland County. Sale includes building and land, possession at closing.

About Downtown Ashland
The Setting:
Ashland sits at the foot of Chequamegon Bay on Lake Superior's south shore, and Main Street is the spine of a compact, walkable downtown known for its historic brick storefronts and large-scale outdoor murals. The lakefront, Bayview Park, and the Ashland Ore Dock are a short walk from this corner.
Who Comes Through:
Year-round residents, Northland College students and staff, Highway 2 traffic moving between Duluth and the Upper Peninsula, and a steady summer and fall stream of visitors headed for the Apostle Islands, Bayfield, and the Chequamegon-Nicolet National Forest. Local events and attractions are listed at Visit Ashland.
Nearby:
Washburn (about 15 minutes), Bayfield (about 30 minutes), Mellen (about 30 minutes), Iron River (about 45 minutes), Duluth and Superior (about 75 minutes). Apostle Islands National Lakeshore access via Bayfield.
Why It Matters for a Business:
Downtown commercial buildings in Ashland trade infrequently, and corner locations with off-street parking are rarer still. Entry pricing here leaves room in a budget for the buildout your business actually needs.
Square footage, lot dimensions, and acreage are approximate and sourced from GIS mapping and field measurement. Zoning classification and permitted uses should be confirmed with the City of Ashland for your intended use. Buyer and buyer's agent to verify all information.
